Mathi RSA

A new heart for the historic center, where architecture meets community and well-being.

The project concerns a feasibility study for the redevelopment of an entire lot located in the historic center of Mathi, a municipality in the province of Turin. The area currently hosts a U-shaped courtyard building, consisting of a main three-story wing and a two-story lateral wing.
The client requested a new function for the complex, which is now in an advanced state of abandonment. Urban analysis highlighted the potential to convert the site into a senior residence, addressing local social needs. The project first tackled technical, functional, and regulatory aspects to propose a solution consistent with the site’s characteristics and planning constraints.
The proposal involves demolishing the existing buildings, except for a small votive chapel to be preserved as a symbolic element. In its place, a new L-shaped building is planned to accommodate a 57-bed senior residence.
The design concept stems from careful reading of the urban context, aiming to integrate the new volume harmoniously within the existing fabric while ensuring architectural and functional quality. The main wing follows the lot boundary, maintaining a height aligned with neighboring buildings, while the lateral wing features stepped upper floors with terraces to lighten the façade and provide high-quality outdoor spaces.
Ground-floor areas are dedicated to communal activities, promoting social interaction among residents and with the local community. The setback from upper floors creates a surrounding portico, filtering the transition between interior and exterior and enhancing the public realm. Large terraces on all levels extend indoor spaces and contribute to residents’ well-being, in continuity with the surrounding landscape.
